For most buyers, the home inspection is the first time you see the property with a critical eye instead of a homebuyer's. Here's how the process typically unfolds.
1. Scheduling During Your Due Diligence Period
Once your offer is accepted, most contracts include a due diligence or inspection period — often 7 to 14 days. It's important to schedule your inspection quickly so you have time to review the report and negotiate if needed.
2. The Inspection Itself
A typical inspection takes two to four hours. You're welcome to attend and walk through with the inspector, ask questions in real time, and get a feel for the home's systems and any maintenance items firsthand.
3. Reviewing Your Report
You'll receive a digital report with photos, plain-language descriptions, and any deficiencies clearly flagged with recommendations — see a sample report to know what to expect.
4. Deciding How to Move Forward
Depending on what's found, you may choose to proceed as-is, ask the seller to make repairs, negotiate a credit toward closing costs, or in some cases walk away using your inspection contingency.
5. Consider Add-On Testing
Depending on the home, you may want to add thermal imaging alongside your base inspection.
