HOW TO CHOOSE A HOME INSPECTOR: QUESTIONS TO ASK

With so many home inspection companies to choose from, it can be hard to know who's actually qualified. Here's what to check and what to ask before you hire someone to inspect the biggest purchase you'll likely make.

Confirm They're Licensed

Kentucky requires home inspectors to hold a state license. Don't be afraid to ask for a license number and verify it — McGarrah Property Inspections is licensed under KY State License #311339.

Ask to See a Sample Report

A good inspection company should be able to show you exactly what your report will look like before you book. Review a sample report to see the level of detail you should expect: clear photos, plain-language descriptions, and flagged deficiencies with recommendations.

Ask What's Included

Confirm whether thermal imaging is included or available as an add-on, and make sure the scope of the base inspection is spelled out clearly before the day of your appointment.

Questions to Ask Before You Hire

  • Are you currently licensed in Kentucky, and can I have your license number?
  • Can I attend the inspection in person?
  • What's included in the base price, and what's an add-on?
  • How will the report be delivered, and how soon after the inspection?
  • How far out are you booking, and can you meet my closing timeline?

Trust Your Communication

The inspector you choose should be willing to explain findings in plain language, not just hand you a checklist. If a company is hard to get a straight answer from before you hire them, that's worth noting.
