It's a common assumption that a brand-new home doesn't need an inspection — after all, it's never been lived in, and it passed municipal building inspections along the way. In practice, new construction homes can still have real issues.

Why New Homes Still Need Independent Inspections

Municipal inspections are focused on code compliance at each stage of the build, not overall quality or finish work. An independent inspection looks at the finished product as a whole, and commonly turns up items like:

  • Improper grading or drainage away from the foundation
  • HVAC systems that are undersized or improperly installed
  • Missing or inadequate insulation
  • Plumbing or electrical items left unfinished or misconfigured
  • Cosmetic and punch-list items the builder's crew missed

Two Good Times to Inspect a New Build

Pre-drywall: while framing, plumbing, and electrical are still visible, before walls are closed up. Final walkthrough: before closing, so any issues can be added to the builder's punch list while you still have leverage.

A Builder's Warranty Isn't a Substitute

A warranty covers certain repairs after you move in, but catching problems before closing is faster, less disruptive, and gives you more negotiating power than filing a warranty claim later.
